We love inspecting homes. However, in order to offer a completely unbiased inspection report, we only inspect homes we have not previously worked on. We also only work on homes we have not inspected within the last 12 months.

According to TREC, “When an inspector has performed an inspection under a real estate contract, lease, or exchange of real property, TREC rules (§535.220) preclude the inspector from accepting employment to repair, replace, maintain or upgrade systems or components of property covered by the Standards of Practice within 12 months after the date of the inspection. This provision only prevents an inspector from accepting employment to repair those homes or systems he or she in-spected. It does not prevent an inspector from accepting employment to repair homes or systems the inspector did not inspect. If more than 12 months have passed since the inspection, this provision does not apply.”

Texas does not require licensing for handymen or general contractors, but does require it for specific trades such as electricians, plumbers and HVAC contractors. We are licensed by TREC for home inspections and by TDA for pest control services. We are authorized to work in every area we operate in where required by local regulations. We will gladly refer you to a reputable contractor for work that goes beyond typical handyman service.

To avoid unnecessary shopping trips we carry an assortment of tools and supplies needed for the most commonly requested jobs. If shopping is required to properly complete your job, time spent driving and shopping is billed at your hourly rate. For itemized supplies, we apply a standard 20% markup to cover our insurance and inventory maintenance costs.

Our rate is $95 per hour. We bill by the hour, with a one hour minimum. Time worked beyond the first hour is prorated, so that a job that takes 1 hour and 10 minutes is billed for 1 hour and 10 minutes, not 2 hours. We will provide an estimate for commonly requested jobs when you schedule with us. When we arrive, we will confirm the cost with you before starting work. The actual time spent and cost of materials determines the final cost.
